Knowledge City

The education and research cluster — this is where SRM University AP and other institutions have established campuses. Knowledge City has produced some of the most visible, fastest-moving development outside the government core, because universities bring immediate, sustained housing demand from students, faculty and staff.

Health City

Designated for multi-specialty hospitals and medical institutions, planned to give the capital region self-sufficient healthcare infrastructure rather than relying on Vijayawada or Guntur.

Electronics City

Earmarked for electronics manufacturing and assembly — part of the state's broader push to diversify the capital region's economy beyond government and education employment.

Sport City

Planned around large-scale sporting infrastructure, intended to host state and national-level events and supporting residential demand around it.

Media City

A planned cluster for media, broadcasting and creative industry offices and studios.

Tourism City

Built around the Krishna riverfront and the Dhyana Buddha statue precinct, leaning on Amaravati's Buddhist heritage and riverside setting to support hospitality and tourism-linked development.

Which Theme Cities Matter Most For Land Buyers Today

If you're buying for near-term rental or resale demand, Government City, Justice City and Knowledge City currently have the most concrete, occupied infrastructure behind them — government staff, court personnel and a growing student and faculty population are real, present demand, not projected demand. Finance City, Electronics City, Sport City and Media City remain earlier-stage opportunities: more affordable today, but dependent on further public and private investment actually landing on schedule. Tourism City sits in between — its anchor attraction (the Buddha statue and riverfront) is already complete and drawing visitors, even as the surrounding hospitality build-out continues.
